The Village at Uptown

Just 10 years ago, the north end of Boulder was mostly a sleepy jumble of weathered housing and warehouses. But in the past decade, clusters of new-urban-style neighborhoods have come to life here, bringing cutting-edge retail and restaurants along with them.
The revitalized North Boulder (or NoBo, as residents call it) is now a lively mix of singles, professional couples, students and families who enjoy the amenities and unique location at Boulder’s northern gateway.
Now you have the opportunity to own a residence in this special place. The Village at Uptown Broadway is an exciting new community of 55 eye-catching townhomes, flats, penthouses and live/work units with pricing and floor plan options designed to meet the needs of a range of homeowners. Floor plans range from one-bedroom 700-square-feet models to more than 1,700 square feet in the two- and three-bedroom models. There are many available condos priced under $300,000 with the same features and standards as larger units priced at $750,000.
Residents at The Village can enjoy the neighboring restaurants like 4580, Bacco and Amante Coffee, a top-shelf bike shop, bank and other retail shops. Or head out the other direction and connect to miles of hiking trails, just minutes away. “We like to describe it as ‘urban Boulder living with a mountain flair,’” says Erik Boye, broker owner of 8Z Real Estate, who is managing sales for the community. “Compared to downtown, it’s a bit quieter, scaled back a bit, which creates a sense of serenity.”
“This far north, we’re right next to a lot of open space,” says sales associate John Hinkelman, noting the spectacular mountain views. “You don’t have to get in the car to get to it – it’s right here.” Downtown Boulder is an easy ride down Broadway (you’re right on the SKIP bus line) or head north to Lyons and Estes Park, or east to Niwot and Erie.
High-End Urban Lofts, Flatiron Views
Starting at just $249,900, each home at the Village at Uptown Broadway features designer finishes such as slab granite countertops, hardwood floors and glass tile. “No matter what the price point is,” Hinkelman explains, “the commitment to high-quality interiors is evident in each home.” Jenn Air stainless steel appliances and Kohler fixtures are standard. A hip, urban loft feel is created with generous use of windows, clean lines and open space. “These homes have 10- to 13-foot ceilings throughout,” Boye says, “and most have attached, rear-loading private garages.”
The Village at Uptown Boulder is a green community, built to meet or exceed Boulder’s guidelines for energy efficiencies, with Low-E glass, high efficiency water heaters, and environmentally friendly laminate wood flooring.
“Our first phase – Buildings 1 through 4 – is over 50 percent sold or under contract,” Boye says, noting the high interest in ownership at The Village at Uptown. “Currently we are offering great pricing on the remaining units in phase 1 as we expect to introduce the next phase of attractive units soon. And with the new sales team from 8Z Real Estate now ready to serve you, we are positioned for some exciting growth here.” As an added closing incentive, some of the select units offer a new, free electric scooter from WeGo Electric, perfect for rolling stylishly through the streets of your new neighborhood.
Several homes are available for immediate delivery:
• 1-bedroom, 1-bath condo with balcony, 722 sq. ft.,
  offered at $269, 900
• 2-bedroom, 1-bath “stand alone” condo with no
common walls, 1,008 sq. ft., at $409,900.

Northfield Village and Northfield Commons

Boulder’s best just got even better. Northfield Commons, a new, successful and growing neighborhood, is joined by a second community, Northfield Village, from the same four high-quality builders, adding to the excitement in popular north Boulder.

Northfield Commons

Colorado’s natural beauty – blue sky, sunshine, mountain vistas – is the backdrop for Northfield Commons. Distinctive features of this new, successful and growing community are sublime views, trail connections, a neighborhood park, and a pleasing variety of home styles, from traditional and Colorado craftsman to contemporary newwest style.

This appealing mix includes single-family houses, duplexes, row homes, in a range of prices – all built by four top-notch Boulder builders known for quality and efficiency.

Northfield Commons occupies a 22-acre site between Kalmia Avenue and Palo Parkway in northeast Boulder. The semi-rural charm of quiet, tree-lined streets is balanced by the convenience of nearby restaurants, banks, shopping and public transportation.

Every home meets Energy Star® standards for green, eco-friendly and energy-efficient living, which means lower energy costs, healthier indoor air quality, less water usage and improved overall comfort, while reducing pollution and conserving natural resources.

“We have had so much success with Northfield Commons,” says sales manager Kate Lyons. “In these three years, 75 to 80 percent of our homes are now sold and occupied, and more homes are coming. We’re designing new homes and floor plans. We’ve got competitive prices, and being built green and Energy-Star rated, our homes shine over older, resale homes. Our homeowners get lower energy bills and high-quality construction.”

Prices for row homes start in the high $300,000s, duplexes in the high $500,000s, and single-family homes in the mid-$600,000s.

Northfield Village

With Northfield Commons thriving, the pace is picking up at Northfield Village. “This is our up-and-coming community a few miles north of Northfield Commons, in the residential area at Jay Road and North 47th Street in North Boulder,” says Lyons. “We are doing the same good things here that have made Northfield Commons such a success. We dug ground in December and are off to a great start with our first closing and a dozen contracts – we’ll have another seven closings in June. We’re featuring the same four builders.”

This charming community will have only 130 units – with condos, town homes, row homes, duplexes and single-family homes. More floor plans and new home designs are in the works. Northfield Village has the best of both worlds: It’s located across from open space, yet close to major roads for easy commuting and convenient shopping.

Prices for condos start in the $150,000s and town homes in the $200,000s as part of the City of Boulder Homeownership Program; all condominiums and select town homes at Northfield Village meet the Program’s guidelines. Prices for town homes and row homes start in the $300,000s, duplexes and single-family homes in the $600,000s. Visit www.NorthfieldVillageBoulder.com for more information.

The Northfield Village sales office is open 11 a.m. to 6 p.m. daily. Stop by to pick up more information and walk the site – you’ll see a number of homes in various stages of construction. As Lyons points out: “Northfield Commons and Northfield Village are two excellent locations. Homeowners love their convenience, easy access to trails, neighborhood parks, green and Energy Star features, a variety of floor plans and choice of architectural styles. And residents with children are thrilled about the fine schools: Crestview, Centennial and Boulder High.”

Dakota Ridge Village in Boulder

When Michael Markel, owner and president of Markel Homes Construction Company, first saw the extraordinary property situated along the Foothills in northwest Boulder, he knew it was the perfect site for Dakota Ridge Village.

“It’s so rare to come across a parcel of land in the City of Boulder that’s directly adjacent to open space, with such stunning views,” he says. “As a local developer in business for almost 40 years, I felt I had a unique opportunity to build a distinctive community that would preserve the natural beauty of the site and reflect Coloradans’ tastes and connection to the outdoors.”

Dakota Ridge Village is located in North Boulder, west of Broadway and U.S. 36. Spread out over 57 acres, the community is surrounded on two sides by City of Boulder open space. The popular Foothills Trailway runs along the neighborhood’s south and west sides. Many homes have panoramic views, and everywhere is an open, expansive perspective. Residents enjoy easy access to trails and bike paths as well as city amenities, parks and a congenial neighborhood atmosphere.

Saved the best for last

The last phase of building is currently under way, with lots situated directly across from protected open space and featuring spectacular Foothills and Flatiron views. Included in the final phase are custom solar homes priced from the $800,000s to $1.5 million, from three local builders: Markel Homes, MayerMartini Homes and Murphy Homes.

At Dakota Ridge Village, Markel Homes has built a series of unique single-family homes from Markel’s newwest collection. Inspired by the heritage of the West, newwest living combines favorite traditional elements with the spacious feel of contemporary design and an attitude of urban sophistication.

• 5229 Pierre Street is part of the newwest collection and available now. Priced at $879,900, this home features multiple outdoor spaces, including two large patios and a third-floor skyloft, high-end finishes throughout and large distinctive windows for abundant natural light and expansive views.

• 5334 2nd Street, $1,525,000 from MayerMartini Homes, sits directly across from open space to the west and offers unobstructed views of the Flatirons and the Foothills. Built in a New England style, this home features a Nana-style wall of windows, large screened-in side porch to the southwest, luxurious master suite and gourmet kitchen.

• Murphy Homes is offering 343 Dakota Boulevard, a south-facing home priced at $1,349,000, with an open and airy floor plan, awesome views from the large covered front porch and third floor skyloft, and an inviting stone entry. This beautiful home won Best in Show in the 2009 Tour of Homes.

A vibrant community

Wes Hobson, a Realtor with RE/MAX of Boulder, has lived at Dakota Ridge Village for three years. He’s pleased with how the community has evolved.

“I’m surprised how many families there are,” he says. “Seventy percent of the homeowners have kids in K through 12.  At our stop, 18 to 22 kids get on the school bus every morning.”

As the father of an 8-month-old and an 8-year-old, Hobson is delighted with the big new community park that recently opened, with plenty of activities for kids of all ages. As an athlete and outdoorsman, Hobson values the easy access to open space and trails.

“Very thoughtful planning went into this place,” he says. “The alleyway is a great design. You see people come and go, and the kids play there instead of on the street – it’s safer. There are spontaneous ‘happy hours’ in the alleys; it’s a very friendly community.”

When Hobson and his wife were looking for a home, they wanted to live west of Broadway and enjoy great views. They looked at a lot of older housing. “We picked Dakota Ridge Village because it’s new construction. The floor plans are open and modern. It’s a good value compared to the older properties we saw.”

Businesswoman Roberta Gantz is another contented Dakota Ridge Village homeowner; she moved into her new home in 2006. “I am more than happy I bought it. I haven’t regretted one day. I work hard and come home and I’m ecstatic about the house they [Markel Homes] built for me.”

The neighborhood is also important to her. “This is a community for people like me – over 50, retired and not retired – and families with one or more children. It’s a real community. People are happy with their homes, their surroundings, and their community. We have nice homeowners’ associations. I love my investment.”

Markel Homes

Markel Homes, one of Colorado’s premier homebuilders, plans, develops and builds Colorado neighborhoods that integrate the natural landscape and comfortable lifestyle of the West. Innovative design and distinctive architecture characterize a Markel community, along with quality construction and green practices. Markel is a homegrown Boulder company that has built homes in various locations in Boulder County and in Fort Collins.

The Cottages at Erie Village

As confidence returns to our market, attractive pricing and record low interest rates have created the ultimate time to invest in a new home.
“We had been looking for several months, but we fell in love with the ranch floor plan the first time we stepped into the show home,” says Ken Mason, who together with his wife Jean chose the Nantucket plan at The Cottages at Erie Village. “It has plenty of useable space, and a dormer window that allows plenty of natural light and a spacious feel in the kitchen area. Our home is next to open space and has a nice view of the Front Range. It’s still in Boulder County, but the drive has a nice country feel to it.”
“We couldn’t be happier for the Masons,” says community manager Bill Besher. “They are another fantastic addition to a wonderful community that’s full of friendly neighbors. Ken and Jean have already met a handful of their neighbors and I see them sharing laughs almost every time they stop by to check on the progress of their home.
“The best part of what we do at Boulder Creek isn’t just building great homes,” he adds. “It’s building great communities, and that’s exactly what we have at
Erie Village.”
Residents at The Cottages at Erie Village enjoy classic, colorful Craftsman homes, each with a welcoming front porch, set-back garage and private patio space. Mature trees and picket fences line the streets and pedestrian trails wind through the neighborhood. The location provides semi-rural living that is still just minutes from shopping, recreation and enticing city amenities.
Erie Village’s low-maintenance living takes care of all exterior maintenance, snow removal and lawn and landscape care, allowing homeowners to enjoy their free time.
“I’m used to doing all the maintenance, but this ‘lock and leave’ lifestyle is going to be nice,” Mason says.
The Masons needed to sell their current single-family home to make the move. Despite perceptions that it is difficult to sell a home right now, Ken says that their experience was very positive. “We made sure our house showed well. Working with the Realtor recommended by Boulder Creek, we had a solid offer within the first week.”
Like each of the communities that Boulder Creek develops, all homes in Erie Village are constructed to Built Green standards, with 2-by-6 wall construction, Low-E Argon-filled windows, advanced insulation package with R-23 walls and R-38 ceilings, Energy Star appliances and high-efficiency heating and cooling systems.
One of the benefits of buying a home “from dirt” is the opportunity to choose the features and finishes that turn a new house into a home. “We had a few special requests,” Ken Mason says. “We asked for a wider window on one wall. We needed a wider garage door to accommodate our boat. And we added a pocket door for the bathroom, and every step of the way Boulder Creek has been very accommodating.” Mason says they have been quite satisfied with the cost and very pleased with the craftsmanship.
Choosing their own finishes and fixtures was also a delight. “The design center was a lot of fun to work with, very helpful. We could bounce things like color combinations off them. They helped us narrow down our choices but it didn’t feel overwhelming. We got to pick out our hickory hardwood floors, alder cabinets, and granite countertops. And of course we got to choose all the wall colors.
“We’ve watched other models like ours being built, and now we’re seeing ours, and it’s exciting.”

Sopris Homes is one of the very first of U.S. EPA’s exclusive Energy Star® builders in the state. Sopris Homes constructs all of its homes to exceed the latest International Energy Conservation Code (IECC).  Manager John Stevens is one of the few National Association of Home Builders (NAHB) Certified Green Builders and NAHB Certified Graduate Builders in the Metro area.
Net Zero and Near Zero-Energy: A Homeowner’s Experience
“Sopris Homes can help guide you through the ‘Green Revolution’ and assist you in making smart decisions with your next project,” says Schell.
Sopris Homes built a Near Zero-energy home in Boulder, and the new homeowner, who has occupied the house only since January 2010, is delighted.
“The PV (photovoltaics) array is online,” he wrote to builder John Stevens. “Yesterday it produced 67 kWh (kilowatt-hours), which is enough for two homes. The WEL server monitors energy usage and the geothermal system; that will be online, and I think the combination would be a useful advertisement for the quality and energy efficiency of Sopris Homes construction. You designed and built our dream home on budget and ahead of schedule and we love it. While I am biased, I find it hard to believe that there are many homes out there that are more beautiful yet as energy efficient as our home.”
