It’s no secret that Louisville is one of Boulder County’s most coveted communities. CNN Money Magazine reiterated that fact once again, this year naming Louisville the No. 1 small town in America. Positioned a short walk to the historic yet seriously hopping Old Town Louisville, the new North End neighborhood may be just the spot for homebuyers to get a foot in the door here.

Easy Commute, Established Community
Offering both an easy commute to Denver, Boulder or the mountains and a comfortably pedestrian-friendly layout, North End features Colorado-inspired architecture, high-style homes, mountain views, durable green construction and instant access to trails, parks, open space, shops, restaurants, top-notch schools and public transportation.
The sustainable community, developed by longtime local builder Markel Homes, boasts easy, open floor plans with high ceilings, dramatic kitchens with hardwood floors and warm maple cabinetry, master suites with deluxe five-piece baths, contemporary and tasteful interior finishes, and large and unique windows that allow for abundant natural light. Another attractive quality is that most first-phase homes at North End are occupied by residents who have already settled in, giving the neighborhood an established feel.

A Different Kind of Quality
North End homes are known for eye-catching architecture, attractive design and a number striking interior finishes. But, it’s the long list of standard items that keeps buyers coming back. These turn-key properties come complete with all professional landscaping, sprinklers, drip irrigation and fencing. It’s easy to add square footage with fully excavated unfinished basements equipped with rough-in plumbing for a future full bath, nine-foot ceilings, extra large egress windows to maximize natural light and plenty of room to retain that always-handy additional storage space. Features like built-in bench seats in mud rooms, gas ranges in kitchens, automatic garage door openers and patios with gas stubs for backyard BBQs are extra perks too.
“At North End, it’s not necessary to spend tens of thousands in additional options to get the home you want. We include many standard features that can cost a fortune with other builders,” says North End sales manager Michele Steward. “Plus, our home buyers really enjoy the ability to adjust a floor plan, move a window, or finish their home with more unique selections.” says Steward. “Our design center allowances are generous, so it’s easy to choose attractive finishes that would be upgrades elsewhere.”

Always Green Built
In Louisville responsible, green living is a priority. In addition to standardizing quality features, each North End house is green-built for a healthier home and planet. Markel Homes utilizes sustainable construction practices, resource conservation and renewable energy efforts, combined with high-performance home features, to help create a smaller carbon footprint. The advantages are obvious: Reducing exposure to chemicals, allergens, mold and pests help families breathe cleaner indoor air and enjoy a more comfortable indoor environment. Plus, a longer-lasting and better functioning home requires less maintenance, while less energy and water use mean lower utility bills.
To date, Markel Homes has built more Energy Star® homes in Boulder than any other builder, and plans to raise the bar again by adopting Energy Star®’s version 3.0, a set of upgraded energy and building standards. Attractive green features at North End include low-VOC cabinetry and paints, eco-friendly and durable recycled-content and engineered building materials, advanced insulation systems, 92%+ high-efficiency furnaces, programmable set-back thermostats, ceiling fan prewires, Energy Star®-rated appliances, high-performance windows, and water-saving features like low-flow toilets and showerheads, WaterSense®-certified bathroom faucets, and low-water use zone and drip irrigation systems for landscaping.

Just Released – Town homes and duplexes: Homebuyers interested in a super low-maintenance home without sacrificing bedroom count, square footage and that single-family home feel should consider a series of new town home and duplex options priced in the high $300s and low $400s. “Get in early” builder incentives include solid-surface countertops, hardwood floors throughout the main level, stainless appliance packages and contemporary interior finishes. Choose from great locations and customizable interior options. Now under construction, models and the first few available homes are estimated to be completed this spring.

Closeout Phase I – Single-Family Homes: Choose from the last available lots, including cul-de-sac locations, some situated on protected open space, and a handful of south-facing and corner lots locations. Ranch and two-story styles are available from the $400s. Additionally, a series of popular semi-custom, single-family homes are situated on larger, premium lots and feature spacious floor plans, three-car garages, gourmet kitchens and large back yards. Two-story and ranch plans, priced in the $600s.

For more information, visit North End at South Boulder Road and 95th Street in Louisville or visit the sales center at 2411 Rose Court, open daily from 11 a.m. to 6 p.m. Contact Michele Steward, 303.604.9196 or Michele@MarkelHomes.com

Energetic, comfortable and inviting: That’s how onsite sales manager Roz Giannasi describes the vibe at Boulder’s new Northfield Village. Located at Jay Road and 47th Street in north Boulder, this sister community to semi-rural Northfield Commons is both charming and convenient—not to mention extremely green.

If you want it all—a stone’s throw to open space yet still close to major roads for easy commuting and convenient shopping and dining—Northfield Village is your kind of place. The Boulder Reservoir, hiking trails and public transportation are all nearby.
Developed by a four longtime local builders known for their high-quality environmental designs, Northfield Village also features a range of architecture, home styles and prices as diverse as Boulder itself.

Variety in the Village
The variety of home styles and price points at Northfield Village have quickly made it one of Boulder’s hottest new neighborhoods. Home buyers are attracted to an array of fine features: tasteful designs, easy layouts, distinctive architecture, quality construction, energy-efficient building technology, plus outstanding views, top-notch schools and neighborhood parks. “The architecture and colors of the homes are very inviting,” says Giannasi. “Buyers also appreciate the open floor plans, high-end finishes, large windows and green features.”

Single-family Homes
These main-level master or two-story detached home styles are spacious and comfortable with plenty of bedrooms, bathrooms, main-level private home offices, loft spaces, room for future basement expansion and oversized garages. Expect attractive floor plans (some with third-level roof-top decks), high-end finishes and a variety of architectural styles. And outdoor living is built right in with large patios, covered front porches, master balconies and yards featuring complete landscaping, irrigation and fencing. Prices start in the high $500s.

Row Houses
Two-story attached row houses offer low-maintenance living with many utilities and all exterior maintenance included. They feature an open main level with large windows, 10-foot ceilings, hardwood floors and a spacious kitchen with granite countertops, stainless appliances and warm maple cabinetry. Other highlights include a luxurious master suite, front courtyard patio and an attached two-car garage. Priced in the high $300s. Model home available for tour.

Condominiums and Town Homes
Beautiful, comfortable and delightfully affordable town homes and condos are available to buyers who qualify for the City of Boulder Homeownership Program. With open floor plans, private outdoor spaces and cutting-edge green-building technology included in these below-market-price units, it’s easy to say goodbye to renting and enjoy the benefits of homeownership. Single-level first and second floor condos are priced in the $150s and $160s. Two-story town homes are priced in the $230s.

Building a Greener Future
Green building translates to huge homeowner benefits: greener everyday living, lowered energy costs, improved overall comfort and a healthier indoor environment. Northfield Village homes are Energy Star® rated and EPA Indoor airPLUS® certified to help reduce pollution and conserve natural resources. “Residents are thrilled that the improved air quality helps create a much healthier indoor environment,” says Giannasi.

Other eco amenities at Northfield Village homes include high-efficiency furnaces, high-performance windows, recycled blown cellulose insulation, whole house fans, sustainable and eco-friendly building products like rubber pavers, Trex decking and manufactured wood and stone products, low-VOC paints and cabinetry, compact fluorescent light bulbs and low-water-use toilets and fixtures, just to name a few.

Nearby Northfield Commons
Northfield Village is also close to Northfield Commons, conveniently located between Kalmia Avenue and Palo Parkway. Backing to Pleasant View Soccer Fields, this sister community has a semi-rural charm with quiet, tree-lined streets and features low-maintenance duplex homes that offer the look and feel of a single-family home without the yard work and upkeep. Now in its final building phase, Northfield Commons duplex homes and a handful of single-family homes are available and priced in the $600s.

Contact Information
Sales centers and model homes at both Northfield Village and Northfield Commons are open daily from 11 a.m. to 6 p.m. The Northfield Village sales center is located at 4654 Sprucedale Place.
Boulder’s very own Markel Homes brings Colorado’s greatest assets – stunning views and wide-open spaces – to every doorstep. Founder and president Michael Markel scouts the perfect location for each development, where the outdoors become a vital element of daily life.

Active and Accessible
Family-owned and operated in Boulder since 1973, Markel Homes plans, develops and builds some of Boulder County’s most livable neighborhoods by combining natural landscapes and the comfortable lifestyle of the West. Starting with top-notch locations, the company turns each canvas of land into walkable, green-living neighborhoods with picturesque views and easy access to open space, parks, paths and trails.

With floor plans that appeal to a wide variety of homeowners, homes are designed in balance with natural surroundings, featuring multiple outdoor living areas and expansive windows. Most neighborhoods are conveniently situated near shops, restaurants and public transportation. Innovative design, superb craftsmanship and distinctive architecture also characterize Markel Homes communities, along with quality construction and cutting-edge green building technology.

Building Responsibly
Markel Homes include a long list of standard green features to maximize energy efficiency and promote sustainability. Each home is built to Energy Star® standards, which can improve energy efficiency by up to 50 percent. With features like high-efficiency furnaces, advanced framing techniques and insulation systems, high-performance windows, more efficient lighting and low water-use toilets, faucets and fixtures, cutting-edge green building technology can save money in utility costs. But they also help to create a more comfortable and healthier home by helping to protect indoor air quality and reduce potential exposure to contaminants and allergens.

“It’s important to build responsibly, help support renewable energy practices and conserve natural resources,” says Markel. “We deliver the value that today’s home buyers are looking for through smart neighborhood planning, interesting designs, stylish and efficient homes full of green building features with long-lasting benefits, and premium Boulder County locations.”

Meet the Neighborhoods
Markel Homes is actively building condominiums, town homes, row houses, duplexes, single-family and high-end custom homes in a variety of locations all over Boulder County.

North End is a dynamic neighborhood centrally located in top-rated Louisville, near Old Town’s shops and restaurants, and a quick commute to Boulder, Denver or the Rockies. It features quick access to open space, trails and a walking path to Waneka Lake Park. Newly released town homes and duplex homes offer an easy, low-maintenance lifestyle and feature attractive introductory incentives. Markel is closing out the first phase of single-family homes, including ranch, two-story and semi-custom styles, and will soon finalize plans for Phase II of North End – an almost 30-acre parcel in Louisville. Prices start in the high $300s for town homes, low $400s for duplexes and single-family homes and $600s for the semi-custom series. Model and sales center open daily from 11 a.m. to 6 p.m.

Directly east of North End in Louisville, is a brand-new Markel Homes community in Lafayette. This small enclave, called Willow Creek, is nestled in a charming and peaceful cul-de-sac setting, with lush-growth landscape, the character of full-grown trees, and an established neighborhood feel. Lot sizes can accommodate generous back yards and larger homes such as ranch styles with walk-out basements. Markel is beginning construction on a custom ranch home this month, priced in the mid $600s. Visit the website or call for more information.

Lyons Valley Park is a friendly neighborhood featuring single-family homes bordered by red sandstone cliffs and the St. Vrain River in historic and picturesque Lyons. Located about 20 miles east of Rocky Mountain National Park, Lyons features a first-rate school system, a thriving community and plenty of recreational opportunities. With just a handful of lots left in Phase I, ranch and two-story homes start in the $300s, and a few premium river-front lots are available, starting in the high $400s. Open weekends from 11 a.m. to 6 p.m.

Yeager Farm is a quiet and established community, centrally located in the heart of Longmont. It sits between historic Main Street and convenient Hover Road, and just blocks from schools, restaurants and shops. An incredible value, Yeager Farm offers a variety of floor plans with excellent pricing, tasteful interior finishes, durable green construction and timeless architectural designs, starting in the mid $200s. Open weekends from 11 a.m. to 6 p.m.

Stunning Dakota Ridge Village is situated at the base of the foothills in northwest Boulder. Full of unique single-family homes from Markel’s newest collection, the neighborhood is surrounded by vast City of Boulder Open Space and spectacular panoramic mountain views. Residents enjoy access to trails and bike paths as well as city amenities, such as the new three-acre park, and north Boulder’s shops, restaurants and coffee houses. Contemporary two-story homes on premium lots across from open space start in the $800s, and Markel is gearing up to release the final phase of row houses in 2012. Open Friday-Tuesday from 11 a.m. to 6 p.m.

Northfield Commons is a walkable, well-balanced neighborhood in north Boulder, located near Kalmia Avenue, and backs up to Pleasant View soccer fields. Now in its final building phase, Northfield Commons showcases easy-living, low-maintenance duplex homes where residents can enjoy the look and feel of a single-family home without the yard work and upkeep. Prices start in the $600s. Open daily from 11 a.m. to 6 p.m.

Northfield Village is a new neighborhood located in northeast Boulder, near 47th Street and Jay Road. Nearby amenities and diverse architectural styles have made this neighborhood an instant hit. Offering an appealing mix of housing types and price ranges, there is truly something for everyone: condominiums, town homes, row houses and single-family homes. Contact the sales center for pricing information. Open daily from 11 a.m. to 6 p.m.

North End, a Markel Homes neighborhood in Louisville, is full of fresh Colorado-inspired architecture. After just three years of building, North End has become an established community, with most of the homes in its first phase sold and occupied by residents enjoying its many benefits.

Enticing amenities may be one of the reasons for North End’s success – like an easy walk to Old Town for live music on Friday summer nights during the Louisville Downtown Street Faire. The neighborhood also features instant access to trails, parks and open space, sweeping mountain views, high-style homes and quality interior finishes.

Markel Homes: In a Class by Itself

Longtime local builder, Boulder-based Markel Homes, has built some of the finest communities in Boulder County over almost 40 years. The company’s forte is tasteful design, quality construction and working closely with buyers to customize their new home—offering top-notch customer service and standard features unmatched by most other builders.

“Our homes require little, if any, upgrading. We include many of the finishes and features you’re looking for,” says Sales Manager Michele Steward. “Our long list of standard items can cost a fortune with many other builders. And if you want to make changes – adjust a floor plan, move a window, or finish your home with more unique selections, we happily help you realize that vision. Our design center allowances are generous, so it’s easy to choose attractive finishes that would be upgrades elsewhere.”

Commitment to Green Building

Markel Homes utilizes green-building technology for a healthier home and planet. An Energy Star partner for years, Markel Homes has built more Energy Star homes in Boulder than any other builder, and Markel is gearing up to raise the bar again with the adoption of Energy Star’s version 3.0, a set of upgraded energy and building standards.

Sustainable construction practices, resource conservation and renewable energy efforts, combined with the home’s high-performance features, help create a smaller carbon footprint. The advantages are obvious: by incorporating measures that reduce exposure to chemicals, allergens, mold and pests, families can breathe cleaner indoor air and enjoy a more comfortable indoor environment. A longer-lasting and better functioning home requires less maintenance and hassle, while less energy and water use means lower utility bills. Simply put, a green home is a sound investment and true value.

New Model Home and New Floor Plans

“We’re offering a great variety at North End – single-family two-story and ranch plans starting in the $400,000s, semi-custom homes with larger yards in the $600,000s, and low-maintenance options with our upcoming town homes and duplex homes in the $300,000s,” says Steward. “Our new model home is open to tour, and a number of homes are available for those who are looking to settle in this summer.”

Ready now, North End has a few quick move-in homes that feature the most sought-after inclusions and incentives—spacious and open floor plans, hardwood floors, granite and stone kitchen and bath countertops, maple and cherry cabinetry, stainless appliances, stunning windows and tasteful finishes.

Visit North End

North End is located off South Boulder Road and 95th Street in Louisville. The sales center, at 2411 Rose Court, is open daily from 11-6. Contact Sales Manager Michele Steward at 303.604.9196 or by e-mail at Michele@MarkelHomes.com.

By all accounts, Boulder is a highly desirable place to live, blessed with abundant natural scenery, active lifestyles and great cultural opportunities. But it’s no secret that home ownership in the city can be a big challenge for many working families.

“First-time buyers, new professionals and buyers looking to downsize their current homes are often daunted by the Boulder housing market,” says Mary Roosevelt, CEO of Thistle Communities. “The goal of the Thistle Communities/Allison Management Partnership is to provide a wide range of housing, including single-family, duplexes and townhomes, both market rate and permanently affordable, in well-located neighborhoods and priced below the typical cost of a new home in Boulder.”

All new developments in the city are required to have a mix of market rate homes and affordably priced homes for qualifying buyers, which supports an economic diversity that fosters a vibrant social mix, locally invested workforce and an efficient use of our housing resources.

Yarmouth Way Now Available
for Pre-Sales

“We are proud to announce the development of Yarmouth Way, a new community in North Boulder,” Roosevelt says. “Simply put, there is nothing comparable on the Boulder market. For everyone who thinks they can’t afford to live in Boulder, these new, energy efficient homes may change your mind.”

Yarmouth Way’s rowhomes are now ready for pre-sales with move-ins scheduled before the winter holidays. These two and three level rowhomes, located on both Yarmouth and 16th Streets, include basements and garages, plus a private patio or yard space. Prices range from $208,000, for a buyer qualifying through the city’s HomeWorks program, to $290,000.

The new community is designed around the Woonerf “living streets” concept, an urban planning idea that has long been popular in high-density European cities. “It’s a plaza that gives pedestrians and bike riders the right of way while still allowing cars,” Roosevelt explains. “When you put the modalities together, the cars slow down, which increases the safety and ease for everyone.”

Yarmouth Way, ideally situated in North Boulder’s exciting mix of restaurants, retail and recreation, offers 10 permanently affordable homes and 15 market-rate homes. Styles include two different rowhome designs, cottages and one- and two-story duplex units. Homes are designed by Coburn Development, an award-winning architectural and design firm known for creating innovative neighborhoods that feature interesting details and contemporary, well-sourced materials.

Extensive landscaping, varied building heights and great Flatiron views will create an attractive, welcoming streetscape that evokes a classic American neighborhood.

Energy Efficient and Thoughtfully Appointed

Energy efficiency is built into homes at Yarmouth Way, with low-flow plumbing fixtures, 92% efficient furnaces, programmable thermostats, 2×6 exterior wall construction, low-e windows and patio doors, and insulated entry doors. Homes come outfitted with compact fluorescent bulbs and are designed, oriented and wired for passive solar systems that can be added by the homeowner.

Homeowners will also appreciate the thoughtful details, space-saving innovations and quality materials, such as an under-sink tilt-out drawer and organizer, pull-out trash receptacle, maple cabinetry, tile flooring, ceiling fans in the living room and master bedroom, carpeted bedrooms and stairways, and contemporary lighting fixtures.

You could say Erie is a clean slate. While the community embraces a deep mining history, this diverse town of 19,000 is wide open to new people and possibilities. It’s growing. It’s changing. And there’s a spirit of enthusiasm and forward-thinking that is bringing new residents and businesses to Erie—despite an economic slump.

“What’s attracting people to Erie is an energy and feeling that they really can make it their own,” says Fred Diehl, Erie’s assistant to the town administrator and information coordinator. “Whether you’re a family or a new business, there’s so much ground-floor opportunity. It’s a chance to relocate or start fresh.”

Attracting both affluent and highly educated young professionals and families as well as retirees looking for affordable real estate close to urban centers and the mountains, Erie is as active as it is diverse. Civic-minded outdoor enthusiasts abound. Mill levies succeed. Residents recently taxed themselves to create and maintain open space, parks and a new recreation center. Even older Erie citizens are on the go and involved in community-oriented efforts like the popular health and wellness program Silver Sneakers. “Our spirit is quite young,” says Diehl. “We can be 50, 60, 70 and still quite active.”

Growing sustainably

Erie is focusing growth plans on creating a sustainable community, meaning residents should be able to walk or bike where they need to go, says Diehl, and neighborhoods are linked by a town-wide interconnecting trail system. There’s also a water-saving irrigation system in the public parks, a thermal solar system at the Erie Community Center and a 41-acre “green” Erie Community Park.

Despite the downturned economy, Diehl says the town’s 2005 Comprehensive Plan—Erie’s roadmap for the future—is right on track in terms of community growth. The town will likely double by 2025. “I’d have to give Erie an A+ in how well we’ve performed in the last few years,” he says. “Population is close to where we thought it would be, and we’ve planned so the infrastructure is there.”

Other infrastructure projects (and community attractions) include a championship golf course; premier educational facilities, including three new schools; an award-winning, 63,000-square-foot community center; and a new ground-breaking library, which brings the town’s two counties (Boulder and Weld) together with a unified vision.

Small-town sensibility

While Erie is modern and emerging in all the right ways, it is still a small town. And with that comes its own goodies: a strong sense of community, neighbors who care and a rich sense of history. Incorporated in 1874, Erie became a mining town set along a Union Pacific spur called the Boulder Valley Railroad, which opened up mining development in the northern coal fields.

But it’s not just the old-timers at the Columbine Lounge and the Erie Historical Society who keep this sense of place alive. Part of that legacy and community spirit lives on through Erie’s special events, which bring today’s diverse yet open-minded residents together in collective celebration. May features the Erie Town Fair and Hot Air Balloon Festival. In June furry friends and owners flock to Bark in the Park and the World’s Shortest Pet Parade. There’s an annual Town of Erie Concerts in the Park Series July through August. And Halloween brings the Erie Parks and Recreation Department’s “spooktakular” event – Trunk or Treat.

In all aspects of community, Erie takes a respect for the past and blends it with smart and sustainable plans for the future. Listening closely to its citizens in that unique way that only small towns can, Erie will continue to be a town that people are proud to call home sweet home.

Erie is experiencing some of the most intense growth of any town on the north I-25 corridor. In the works currently are two new residential communities that promise a fine quality of life for homeowners and a boost to Erie’s economic development.

According to Jon Lee, executive vice president of Community Development Group (CDG), developers of the two communities – Erie Commons and BridgeWater, “Both will have extensive trail systems that connect to Coal Creek Trail, and open space that fills out the town’s master plan. The core commercial area of the town will also benefit. The people in the two communities will be supporting it; they can walk and bike to these restaurants and businesses. Erie is truly small town living at its best.”

Lee notes that the town’s planning director, mayor and planning commission have a positive view of the new communities. When running for office, Mayor Joe Wilson said:

“…Economic development is key to future quality of life in our Town… local governments don’t build grocery stores and business campuses for employers which result in the creation of jobs – developers and construction trades do…They will be key partners and investors in developing a sustainable Economy in Erie, keeping taxes low and generating revenue to pay for our services and amenities.”

Erie Commons

CDG’s relationship with Erie began more than seven years ago, and the master planning of Erie Commons followed. CDG partnered with the town to translate into a community the values and design standards outlined in Erie’s Comprehensive Plan.

Construction at Erie Commons got under way in 2005. There are already about 450 occupied homes, and building a new portion of the community will continue with two well known builders – Meritage Homes and Richmond American Homes. Lee says their approach is cost-effective and energy conscious.

He is pleased with the community’s role in Erie. “Erie Commons is next to Old Town Erie, is integrated with it, and works together with it. We gave the ground for the Rec Center, the new library, the new City Park.” These new facilities serve all residents of Erie. Community Development Group further boosted its synergy with the town by means of a traffic connection between Erie Commons and the unique retail and commercial businesses in Old Town.

Residents at Erie Commons not only enjoy expansive mountain views and an abundance of open space, but a community park with an outdoor swimming pool, climbing wall, spray water park and a trail system that winds throughout the community for hiking and cycling. The new recreation center with indoor pool, racquet ball courts and senior center along with Weld County’s newest library are conveniently located next to the community.

BridgeWater

“BridgeWater is a new community, approved in 2007, and just now getting through the various approval processes to bring on some home sites; probably that will happen at the earliest in 2012 into 2013,” says Lee.

“The community will be 2,800 units. It’s a master-planned community, an infill location in the town of Erie,” says Lee. It is approximately 965 acres in size.

Mayor Joe Wilson of Erie has been quoted in the Daily Camera saying that BridgeWater’s proximity to Old Town “…will definitely provide traffic and a customer base to bolster historic Old Town’s businesses.”

Working with Erie’s Comprehensive Plan, Community Development Group is striving to preserve the country feel of Erie while providing housing and recreational components to promote the downtown economy. Serving as a bridge between Old Town Erie, surrounding neighborhoods, the new Erie High School and open space, BridgeWater will include almost 10 miles of trail systems, parks inspired by the seasons and a natural riparian area where native plants and animals will live and thrive.

Community Development Group

Community Development Group creates master-planned, green-space communities in collaboration with land planners and architects to develop neighborhoods that incorporate quality housing, open space, recreation and numerous amenities. These communities include mixed-use commercial developments that provide the retail and employment components necessary for a thriving economy. For more than 20 years, CDG’s team of finance, engineering and planning experts has helped cities and towns across Colorado realize their own unique vision.

The natural backdrop for Northfield Commons is Colorado’s unique beauty – spacious blue skies, sunshine and mountain vistas. Distinctive features of this new, successful and growing Boulder community are sublime views, trail connections, a neighborhood park, and a pleasing variety of home styles, from traditional and Colorado craftsman to contemporary loft-style.

Northfield Commons occupies a 22-acre site between Kalmia Avenue and Palo Parkway in northeast Boulder. The semi-rural charm of quiet, tree-lined streets is balanced by the convenience of nearby restaurants, banks, shopping and public transportation.

Easy living in new duplexes

In its final building phase, Northfield Commons showcases low-maintenance, “lock-and-leave” duplex homes that look and feel like single-family homes – but come without the yard work. Each enjoys private fenced-in outdoor areas and stunning mountain views. Owners may choose from a variety of styles, floor plans and interiors, beautiful finishes and design details. The duplexes are green-built, ENERGY STAR® and EPA Indoor airPLUS® certified for a healthier, more comfortable home.

Prices for these easy-living duplexes start from the high $500,000s. Right now buyers can take advantage of a $20,000 Builder’s Incentive and some nice upgrades and inclusions offered on most of the move-in ready homes.

Commitment to green building

A collaboration of Coast to Coast Residential Development, Markel Homes Construction Company, Hendricks Fine Homes and Accent Properties, Northfield Commons is one of the greenest communities in Boulder. Every home meets green-built and Energy Star® standards for eco-friendly and energy efficient living, which means lower energy costs for homeowners, healthier indoor air, less water usage and improved overall comfort, while reducing pollution and conserving natural resources.

Green features abound: high-efficiency furnaces, high-performance windows, recycled blown cellulose insulation, whole house fans, sustainable and eco-friendly building products like rubber pavers, composite decking materials, manufactured wood and stone, low-VOC paints and cabinetry, compact fluorescent light bulbs and low-water-use toilets and fixtures, just to name a few.

Trails, Parks and Recreation

Four Mile Creek Trail and Wonderland Creek Trail are accessible from the Northfield Commons bike path. Both trails lead to open space. The focal point of the community is a beautifully landscaped park, with picnic tables and half basketball court, within walking distance of every resident. Pleasant View Sports Complex borders the eastern edge of Northfield Commons, and North Boulder Recreation Center and Spruce pool are nearby.

“Having been raised in Boulder myself, I love how the homes at Northfield Commons show off the scenery of this area—with features like huge windows and roof-top decks for enjoying the views,” says Sales Manager Scott Steward. “And, with so little maintenance, residents are left with plenty of time for hiking, skiing, climbing, bicycling and more.”

He likes the variety of architectural designs, too. “Whether it’s contemporary details, or traditional features with updated twists – the open-concept floor plans and tons of green-building technology really set these new homes apart from resale homes and other
new homes.”

Contact Information

The Northfield Commons sales office and model homes are located in the southwest corner of the neighborhood at Kalmia Avenue and Silverton Street and are open daily, 11 a.m.-6 p.m. Call Scott Steward at 303.442.0309, and visit www.NorthfieldCommonsBoulder.com.

Markel Homes started incorporating aspects of green technology in their building practices long before the term acquired the status that it enjoys today. Through the years the company has steadily strengthened their commitment to the environment, to sustainability and to homebuyers opting to live as conscious stewards of the planet. Green thinking influences the full spectrum of decisions at Markel Homes, from neighborhood location to specific features of the home, encompassing not just building technology but the entire lifestyle experience.

The green mindset at Markel Homes begins with nature. The company develops properties close to open space, creating easy access to walking paths and bike trails. They prefer in-city locations near shops, restaurants and public transportation, giving homeowners the option to walk and bike rather than drive. They value mountain and open space views for the sense of expansiveness, natural beauty and perspective they offer. And they’re committed to building homes that retain their value as sound investments, with durable green, high-quality construction that lasts for decades.

Long renowned for great architecture and design, Markel Homes integrates green into every aspect of development. Exterior materials for single-family homes, duplexes, row houses, town homes and condo lofts are frequently made from recycled products. The exterior color palette is professionally chosen to reflect the beauty of Colorado and complement the neighborhood’s natural surroundings.

Overall, the company is building smaller homes with well-organized interior designs, thereby consuming fewer resources and less energy both upfront and down the road. Floor plans are open and efficient, with expert space planning to enhance a wide range of beautiful interiors and quality finishes. Plentiful, oversized windows utilize low-E technology and insulated double-pane glass to allow great natural light and maximize solar heat gain (in cooler weather) and limit radiant heat flow (during the summer). Outdoor living decks and patios on multiple levels create a “green” living experience in tune with nature. Oversized garages with bike and scooter storage and main-floor home- office space support the homeowner who chooses to drive less or work from home.

Why all the impetus behind green? The benefits are obvious. Energy bills plummet in an energy-efficient home. Less water is consumed. The home lasts longer due to high-quality, more durable green building materials. Indoor air quality is improved, ensuring healthier, more breathable air for your family. The overall comfort level increases, thanks to even cooling and heating, high-performance windows and a high-efficiency furnace. And when a homeowner chooses a home from green-inspired Markel Homes, odds are they’ll be enjoying picturesque views and living near open space and trails, yet be within walking or biking distance from shops, restaurants and other conveniences.

Markel Homes has built only high-performance homes since becoming an Energy Star partner in 2007. The green features of every new home are independently verified as meeting the strict set of standards required for certification. To date, the company has built more Energy Star homes in Boulder than any other builder, and they’re gearing up to raise the bar yet again. Markel Homes is poised to go another notch greener in the near future with the adoption of Energy Star’s version 3.0, a set of upgraded energy and building standards launching in the fall.

Sherri Harrison got into the flooring business in Boulder more than 20 years ago sanding and installing floors. During the 1980s, she worked for a few years installing, sanding and finishing hardwood floors throughout the county.
After Harrison gave birth to her children, she moved inside and has run the showroom and business side of FloorCrafters Hardwood Floor Company, Boulder County’s largest locally owned and operated hardwood-flooring outfit, ever since.
Many of the local builders and individuals who started using FloorCrafters 20 years ago, remain customers, Harrison said. In addition, FloorCrafters is home to several longtime employees, always a sign a business is doing something right.
How did FloorCrafters grow to become the largest locally owned hardwood and laminate floor company in the area? It’s no secret: by giving locals consistently excellent customer service.

“A lot of my employees have been here for 10 or more years,” said Harrison, a native of Boulder. “They stay here because they like working here, and they understand the philosophy of making the customers happy.”

Whether it’s pre-install design work, intricate custom inlays, bordering, large-scale projects or single rooms, the team at FloorCrafters is dedicated to doing the job right.

One way Harrison ensures FloorCrafters’ quality remains high is to oversee each aspect of the hardwood-flooring business – sales, design, furnishing, installing and finishing — in house. That means FloorCrafters’ customers never have to go through a middleman or deal with sub-contractors.

“All the actual floor work is done by my employees,” she said. “That way we have control over how the work is done.”
FloorCrafters carries a wide range of products, from the latest trends to the tried and true. Harrison said that while she’s noticed a current trend toward dark woods like Brazilian cherry, and pre-finished wood, red oak is still the most popular choice among people looking to add or replace a fine wood floor in their home or business.

“It’s popular because it matches well, it’s not as expensive, and it’s easy to stain,” Harrison said.

Not exactly sure what type of wood or laminate floor you want to install? FloorCrafters’ showroom stocks a comprehensive selection of samples that customers can take home to match their particular environment. The company also offers friendly and free estimates on each and every job.

Another advantage FloorCrafters offers its customers is the fact it has its own warehouse, where the company stores a large array of flooring products. That can be key in making sure the wood doesn’t shrink or warp after installation in Colorado’s notoriously dry climate.

“A lot of people have the flooring delivered direct from the supplier, whereas I have the ability to bring it in to a heated warehouse so that the wood is acclimated even before it gets delivered to the job site,” Harrison said. “Wood expands and contracts with the seasons, but we try to minimize that as much as possible by making sure it’s acclimated.

“We always moisture check the wood to the sub-floor to make sure they’re within the right percentage of each other. I’ve had my crews go home without work because they felt they shouldn’t install it. They’re very conscientious about what they’re doing on the job site to make sure that it turns out right for the customer. They pay attention to all the small details other companies might not care about.”

You can visit the FloorCrafters showroom in north Boulder at 1501 Lee Hill Drive, Unit 1. Or call them at 303-449-3084. To visit them online, go to floorcraftersboulder.com.
